THIS CONVEYANCE is made to the within grantees, their heirs, and assigns forever, in common with the within grantors, their heirs and assigns forever, together with the free uninterrupted use, liberty and privilege to use as a means of ingress, agress, and regress to and from the above described parcel of land across an unnamed 50-foot private right of way the center line of which is bounded and described as follows:
To locate the beginning point of the said 50-foot private right of way begin at a point on the West line of the larger tract of ground of which this is a part, which was conveyed to the within grantors by deed of J. Francis Heck, Jr., et ux by deed dated October 26, 1977, recorded at Deed Book Volume 581, Page 445, at a point in the center line of Legislative Route 03004 at a point which is common to the East line of land of now or formerly James McIntyre, Jr., thence from said place of beginning along the center line of Legislative Route 03004 the following courses and distances: North 370 10’ 10” East a distance of 323.50 feet to a point; thence North 490 02’ 50” East a distance of 91.21 feet to a point, thence North 530 10’ 20” East a distance of 107.16 feet to a point, said point being the place of beginning of the within-described private right of way; thence by the following courses and distances, which are the center line of the unnamed 50-foot private right of way, South 780 11’ 00” East a distance of 20.79 feet to a point; thence South 10 48’ 10” West a distance of 1,265.00 feet to a point at the Northwest corner of the above described parcel of land at its point of terminus. The aforementioned right of way widens to 100 feet in width for the southerly most 75 feet so as to serve as an area of turn around.
